We at 360 Home Inspections believe that a Thermal Imaging camera is a must have tool for conducting Home Inspections in BC. BC is a rain forest and water intrusion is a huge problem for wooden structures. Insist on any inspector you hire to have a thermal camera and be American Standard of Non-destructive testing (ASNT) certified. We also have other instruments that some of our competitors do not have.
We provide comprehensive and detailed reports, which include extensive digital photographs and Infrared thermal scans. Our reports are delivered to you and your agents, electronically, via e-mail. This enables you to forward on sections to friends and family for comments or perhaps a section of the report may be sent to a contractor, so he or she can quote or discuss a job over the phone in a timely manner.
The on-site verbal review of the property is very beneficial to the client. It allows us to view the concern and discuss it. It gives the customer time to ask any questions they may have, and get immediate answers. A binder with the written report can also be generated on site.
The focus of every home inspection is on all items which may be expensive to repair. We check all major structures and components in the home. We run all systems including the appliances. The interiors and exterior of homes will be scanned with a infrared camera looking for water ingress and pipe leaks. If any mould is found it will be documented in the report.
We go further when it comes to multifamily inspections. We read the Depreciation reports, we read the Strata minutes, we inspect the common areas, most of our competitors do not. Why do we do this? The majority of “Special Levies “are for common area repairs to roofing, siding, windows, plumbing, etc. We ask for access to the roof, parking garage, storage lockers, any common area with water present, boiler room, and electrical room. We read the reports for indications of problems the building might be having. We will create a separate report for strata council outlining any strata issue we find.
There are many great homebuilders out there building wonderful homes. However there are just as many low quality builders. A new home deficiency report is a long and detailed inspection where deficiencies and cosmetic issues are outlined. You can use this report to address the issues with your builder. If a deficiency should occur, we will document the deficiency and write a report that you can use when contacting the Home Warranty provider
